Flathead Lake
Flathead Lake, MT is one of the 300 largest natural lakes in the world and the largest natural freshwater lake west of the Mississippi River and as such is attracting real estate investors, vacation home buyers and waterfront enthusiasts to its shoreline.  According to studies done at the  Flathead Lake Biological Station in Yellow Bay (located just south of Bigfork, MT), the water in Flathead Lake is among the cleanest in the world.  The lake, located in NW Montana and about 8 miles south of Kalispell, is about 191 square miles in surface area with an average depth of 164 feet and a maximum depth of 370 feet.  The shoreline meanders over 160 miles around all of the waterfront property with the towns of Bigfork, Lakeside, Somers, Rollins, Elmo, Big Arm and Polson on its shores.  Wild Horse Island in Big Arm Bay near Rollins is managed by Montana Dept. of Fish, Wildlife and Parks, and is open for day use to enjoy the 2,100 acres of land.  A few lucky people have private ownership of lake property on Wildhorse Island. Hikers will see bighorn sheep and wild horses. There are many public access points on Flathead Lake, with most at one of the beautiful Montana State Parks dotting the shore line. (For a wonderful synopsis of the parks around Flathead Lake, read Water,Water Everywhere.)  The real estate surrounding Flathead Lake would be considered mostly developed with lake homes, high end custom lakefront residences, homestead cabins, condominiums with few unimproved land or property sites available. The real estate market has reflected in the inventory over the years with "hot years" showing only a handful of homes for sale and sometimes slow sales years with over a 100 residences for sale.
Elmo

Locally coined “The Big Arm”, this jutting arm out of the body of Flathead Lake includes the locales of Rollins, Dayton, Elmo and Big Arm.

One true treasure of this area is the renowned Wildhorse Island, a 2,200 acre primitive state park, home to bald eagles, osprey, big horn sheep, deer and wild horses.  The seemingly endless Flathead Lake frontage is dotted with several access points via Montana State Parks.  The property terrain transitions from woodsy near Rollins to open and more arid as one rounds the bend and then continues back eastward to Melita Island.  Towering above, on nearby Chief Cliff, is an impressive natural, spiritual site to reservation Indians.  Big Arm State Park, the largest park on Flathead Lake, is located fifteen miles north of Polson, MT on Highway 93.  Lake Mary Ronan nearby is a smaller lake, known for great fishing and has a large portion of undeveloped real estate.


The consistent winds of Dayton Bay make it the perfect location for a day of sailing. Dayton Yacht Harbor serves landlubbers and experienced sailors by providing summer slips, sailboat sales and rentals, workshops, and winter dry storage along the Flathead waterfront. Nearby is Mission Mountain Winery, Montana's first bonded winery.  Elmo hosts the Standin Arrow Powwow in the third weekend of July.  From many vantage points, the views across Flathead Lake to the majestic Mission Mountain Range are some of the most impressive you can find.  Real estate tends to be just a bit more affordable in this area; probably because it is a little farther from major services in Kalispell, MT.
